NOTICE TO APPLICANT

In connection with your application for housing at the property you have selected, A-du, LLC ("A-du") and the Landlord may obtain information about you from a consumer reporting agency for tenant screening purposes.

This information may include, but is not limited to:

Credit Information: Credit reports, credit scores, payment history, outstanding debts
Criminal History: Criminal background checks, arrest records, convictions (subject to individualized assessment under California law)
Eviction History: Prior eviction filings, unlawful detainer actions, rental payment history
Employment History: Employment verification, income verification
Other Public Records: Court records, liens, judgments

The information obtained in these reports may be used to evaluate your application for housing and may be a factor in the decision to approve or deny your application.

YOUR RIGHTS UNDER THE FCRA

You have specific rights under the Fair Credit Reporting Act. These include:

The right to receive a Summary of Your Rights Under the Fair Credit Reporting Act
The right to receive a copy of any consumer report obtained about you
The right to dispute inaccurate or incomplete information with the consumer reporting agency
The right to receive written notice if your application is denied based in whole or in part on information in a consumer report (Pre-Adverse Action Notice)
The right to a reasonable waiting period (5 business days) before final action is taken

CALIFORNIA RESIDENTS - ADDITIONAL RIGHTS (ICRAA)

If you are a California resident, you have additional rights under the California Investigative Consumer Reporting Agencies Act (ICRAA):

You have the right to request the nature and scope of any investigation
Investigative consumer reports obtained about you may include information about your character, general reputation, personal characteristics, and mode of living
